The Tenancy Agreement commits a Resident to take the accommodation for the full letting period, and if a Resident leaves the accommodation before the end of the tenancy period or returns their key they will remain liable for the accommodation fees until the end of the tenancy period. However, and only when it is agreed prior to vacating by the Accommodation Office to ending the contract early, Residents, without exception, will be charged a flat fee of £350 (£400 for studio flats) for the early termination of the Tenancy Agreement and will also be liable for the accommodation fees at the appropriate nightly rate.

If a Resident wishes to terminate their contract after 10am 22 February 2013 (for Undergraduate, Language and PGCert length contracts) and after 10am 1 July 2013 for (Postgraduate/Research length contracts) the student will instead be charged the full rent until the end of the Tenancy Period. This amount will be charged to the Resident's University account and will be payable within 7 days of demand.
